About the project

The property owner had owned the house for three years but had always intended to restore the original flooring hidden beneath layers of old carpet and adhesive. When they finally committed to the work, they contacted us for a survey. The oak boards were in reasonable structural condition, though the surface showed significant scratches, indentations, and patchy discolouration from the previous carpet underlay. Several gaps had opened up between boards over time due to natural timber movement.

Our approach involved careful planning around the client's schedule. We began with coarse grit sanding to remove the old finish and surface imperfections, then progressed through medium and fine grits to achieve a smooth, even surface. The main challenge came when we discovered asbestos-containing adhesive residue beneath parts of the old carpet. We stopped work immediately, advised the client to engage a licensed asbestos removal contractor, and resumed once the area had been properly cleared and certified safe. This added two weeks to the overall timeline but was the only responsible course of action. Once the subfloor was confirmed clear, we continued with the sanding schedule, carefully filled the gaps using oak coloured filler, and applied two coats of water-based polyurethane finish for durability and minimal yellowing.
